The habitability floor is the landlord's
Florida's landlord-tenant law puts the structure on the owner: roof, walls, floors, plumbing that works, and in most rentals functioning locks, running water and heat. A tenant reporting a soft floor or an active leak is not asking a favor. That is the landlord's line item, and the cheap version of it is fixing it small and early.
Damage follows the person who caused it
The doorknob hole, the guest's cracked window, the fence panel the dog ate: tenant-caused damage is tenant-paid, usually via the deposit at the end or an agreed repair during the tenancy. The practical problem is documentation, which is why smart landlords photograph at move-in, at every repair, and at move-out.
Notice, in writing, always
Florida's repair disputes are won and lost on paper. Tenants must give written notice and a statutory window before remedies like withholding; landlords must respond inside it. Texts disappear, letters do not. Both sides: write it down.

- Is the landlord responsible for repairs in Florida?
- Habitability, yes: structure, plumbing, required systems. Leases can shift some duties in single-family homes, so read yours.
- Is the tenant ever responsible?
- Damage they or their guests cause, plus lease-assigned duties.
